What sellers pay at closing in Florida
- Deed doc stamps: $0.70 per $100 of the price (or portion of $100) everywhere except Miami-Dade, which charges $0.60 per $100 plus a $0.45 per $100 surtax unless the deed transfers only a single-family dwelling. By custom the seller pays this tax.
- Owner’s title insurance: state-promulgated premium of $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 to $1 million. The seller usually pays in most counties; in Miami-Dade, Broward, Sarasota, Collier and some others the buyer often does. Use the title insurance calculator for reissue savings.
- Real estate commission: whatever you agreed in your listing agreement.
- Property tax proration: Florida property taxes are paid in arrears (for the calendar year, usually in November or later), so the seller normally credits the buyer for the days of the year the seller owned the home. This estimate counts January 1 through the day before closing; your contract sets the exact method.
- Mortgage payoff and any liens, plus settlement fees, HOA estoppel letters and agreed repairs or credits.
Worked example: $400,000 single-family home outside Miami-Dade
Deed stamps: 4,000 × $0.70 = $2,800. Owner’s title policy: $575 + $1,500 = $2,075. A 5% commission would be $20,000. With a $6,000 annual tax bill and a December 15 closing, the proration credit is $6,000 × 348 ÷ 365 = $5,720.55. Total costs: $30,595.55. After a $200,000 payoff, net proceeds are about $169,404.
